How much rent can I afford?
Most UK letting agents use a simple test: your yearly income should be at least 30 times the monthly rent. Here's that test, what's comfortable on your take-home pay, and what you need upfront.
The three affordability tests
- Referencing (30×): many agents want annual income of at least 30× the monthly rent (the same as rent of no more than 40% of gross pay). A guarantor usually needs more, often around 36×.
- Take-home rule of thumb: keeping rent at or under about 30–35% of take-home pay leaves room for bills, food and saving.

Upfront costs in England
- Holding deposit: capped at 1 week's rent.
- Tenancy deposit: capped at 5 weeks' rent if the annual rent is under £50,000 (6 weeks if it's £50,000 or more). It must be protected in a government-approved scheme.
- Rent in advance: since 1 May 2026 (Renters' Rights Act), a landlord can't take any rent before you sign, and can ask for at most 1 month's rent between signing and moving in.
- No bidding wars: since 1 May 2026, landlords and agents must advertise a set rent and can't ask for or accept offers above it.
- Most other fees are banned under the Tenant Fees Act 2019.

What is the 30 times rent rule?
Many UK letting agents require your gross yearly income (combined, if you're renting together) to be at least 30 times the monthly rent. For £1,000 a month, that's £30,000 a year.
How much deposit can a landlord charge?
In England, up to 5 weeks' rent if the annual rent is under £50,000, or 6 weeks if it's £50,000 or more. The holding deposit is capped at 1 week's rent.
Can a landlord ask for 6 months' rent upfront?
Not in England for new private tenancies since 1 May 2026. They can ask for a maximum of 1 month's rent between signing the tenancy and moving in.
